Service Manager (Residential)

📋 Description

• Direct maintenance operations and preventive maintenance programs for each building.
• Oversee maintenance team and third-party vendors; ensure quality work.
• Coordinate PM tasks with Property Manager on roofs, windows, doors.
• Track residents' work orders and schedule vendor work with approval.
• Maintain operating budgets and provide cost estimates for repairs.
• Maintain engineering office, inventory, files, and prep for CIM standards.

🎯 Requirements

• High school/GED or 3-5 years in a comparable position.
• 3+ years apartment maintenance; 2+ years as lead/supervisor.
• Valid state driver's license.
• EPA Type I & II certification.
• HVAC, plumbing and electrical maintenance.
• Carpentry, painting and drywall repairs; budgeting experience.
