Service Manager (Residential)

📋 Description

• Direct maintenance operations and preventive maintenance per calendar.
• Oversee maintenance team and vendors; inspect HVAC, appliances, plumbing.
• Coordinate common area/exterior PM with Property Manager.
• Track resident work orders; schedule vendor work with PM approval.
• Manage operating budget; provide cost estimates for turnover, plumbing, electrical, HVAC, RM.
• Weekly meetings with Assistant Property Manager; maintain unit binders and printed orders.

🎯 Requirements

• High school/GED or 3-5 years in a similar role.
• 3+ years in apartment maintenance; 2+ years as lead/supervisor.
• Valid state driver’s license; EPA Type I & II certification.
• MS Office including Excel, Word, Outlook.
• HVAC, plumbing, and electrical maintenance experience.
• Carpentry, painting, drywall, and appliance maintenance.
