We’re seeking a senior property professional to take full accountability for the performance and growth of a major, large-format retail precinct in Western Sydney.

With one expansion phase nearing completion — and further stages already committed — this is a rare opportunity to help transform a successful retail asset into one of Sydney’s most significant destinations.

This newly created, strategic leadership role unifies operations, leasing, development, marketing, and commercial performance under a single point of ownership.

You’ll work directly with the Directors from a brand-new, architect-designed Sydney CBD headquarters. With no corporate layers or red tape, you’ll have autonomy to lead, influence, and build a high-performing culture that delivers results — now and long into the future.

The Company

Our client is a privately owned, design-led property group with a strong track record in delivering and managing high-profile commercial, mixed-use and retail assets. Their portfolio includes a large-format, multi-faceted retail precinct with active development stages already underway.

The existing operational team is experienced and engaged — but with the precinct growing in size, complexity and strategic importance, the business is appointing a new leadership layer to unify delivery and performance.

The Opportunity

Reporting directly to the Directors, the Portfolio Manager will take full commercial, operational, and strategic ownership of the precinct.

You’ll be responsible for aligning cross-functional teams — leasing, marketing, facilities and centre operations — ensuring the precinct operates as one cohesive, performance-driven unit.

This is not a detached, fund-level role. You’ll be the lead representative of the business across the precinct, responsible for day-to-day decision-making and long-term planning. You’ll also play a direct role in shaping and supporting upcoming expansions, positioning the precinct for its next chapter of growth and long-term evolution into a flagship retail destination.

Key Responsibilities

  • Lead all core precinct functions: leasing, centre management, marketing, compliance, and operations

  • Take full ownership of the precinct P&L — budgeting, forecasting, and financial performance

  • Guide tenancy mix decisions in collaboration with leasing partners and Directors

  • Strengthen team alignment, operational governance, and reporting discipline

  • Maintain oversight of tenant performance, experience, and retention

  • Work with Directors to shape the precinct’s long-term commercial and brand strategy

  • Embed a high-performance culture across the wider team

  • You’re ready to step beyond patch management and into precinct-wide leadership — with influence over how the precinct grows and evolves

  • You know how to build alignment, structure and performance across leasing, ops, marketing and people leadership

About You

  • 12+ years’ experience in retail property — ideally across asset, portfolio or general management

  • Proven success managing large-format, outlet-style or complex multi-stakeholder retail environments

  • Strong financial, commercial and operational acumen — including P&L ownership

  • Confident leading cross-functional teams with a mix of internal and external stakeholders

  • Comfortable working closely with Directors — contributing to both day-to-day operations and long-term planning
