- Oversee day-to-day ops of the student housing portfolio; ensure occupancy, revenue, and targets.
- Supervise Portfolio Manager and Property Managers; guide leasing strategy, operations, budgeting, and performance.
- Monitor KPIs including occupancy, pre-leasing velocity, rents, concessions, delinquency, OPEX, and NOI.
- Review weekly operational reports and monthly financial statements to evaluate performance and identify improvements.
- Lead the development and oversight of annual operating budgets and forecasts for the portfolio.
- Oversee leasing and marketing strategies to keep properties competitive in their markets.
🎯 Requirements
- Bachelor's degree in Business Administration, Real Estate, Finance, or related field.
- 5–7 years in property management or real estate operations with multi-property experience.
- Strong understanding of multifamily or student housing operations, including leasing, budgeting, and performance.
- Experience leading and developing property management teams.
- Proficiency in Entrata, Excel, or similar property management software.
- Willingness to travel periodically to portfolio properties.
